These clients had just purchased this lovely Victorian property in High Barnet and engaged our in house design and build services to sympathetically transform the house into a home that retained the beautiful period features whilst being made comfortable for modern life. Our architectural design team visited the property with the clients and listened to their needs in order to come up with the most suitable design scheme. The designs were presented to them within a week and we met to discuss a few minor changes. The scheme comprised of a side return extension to accommodate a decent sized and well thought out kitchen, downstairs bathroom, a loft conversion adding a third double bedroom and en-suite bathroom. Within our Ready to Build Package we provided architecture drawings for the purpose of obtaining a lawful development certificate, structural drawings and party wall agreements and building control notices.
The build ran smoothly with all stages signed off by building control as we progressed. We helped guide our clients through all of the important decisions they had to make along the way. During the construction of the loft the house was protected from the elements by wraparound scaffolding covers and a tin hat roof.
The loft conversion itself consists of a large double bedroom and a generous shower room. The stair design was completed in a way that allowed for the first floor bedrooms to be kept in tact.
The house extension included structural alterations, achieving an open plan side return which requires careful designs and structural calculations. New roofs, were built incorporating large Velux skylights, this is one of the ways we recommend to add additional natural light to terraced properties. A mixture of opening and static glazing was used at the rear to create a view of the garden. A new kitchen was designed by the chosen supplier and installed by LCCL construction.
To finish off the project we added a 12-month workmanship guarantee and a 10-year LABC structural warranty for assurances.

The new kitchen extension is modern and bright, the addition of this contemporary farmhouse kitchen and butler sink compliment the feel of the property and reflect its age and heritage.
The wraparound house extension that is based in High Barnet EN5, has a dark blue kitchen which is in complete harmony with the feel of this period property, open plan dining gives it a modern edge and practical kitchen island adds storage whilst not obstructing the flow of the space. The wraparound house extension on the side has skylights as well as to the rear to allow maximum light. Looking into the garden there is 3 panel bi-fold doors. There are integrated LED spotlights and kitchen appliances. The clever use of opening shelving adds a lovely feature and the white quartz countertop compliments the patterned splashback tiles.
The Loft Conversion has a large double room and en-suite with juliette balcony and French Doors. The Velux window that is at the front of loft conversion adds plenty of light to the room. All the doors are fire rated FD30 and the smoke alarms have been installed on all the floors.
