A full design and build transformation of an Edwardian semi in East Barnet
East Barnet is a well-established residential area in the London Borough of Barnet — popular with families for its good schools, green spaces and strong transport links. Edwardian semi-detached houses like this one are common in the area: solid, well-proportioned properties with genuine character, but often constrained by the layout conventions of their era — cellular rooms, limited ground floor living space, and roof structures that leave significant potential floor area unrealised.
This project, completed in 2024 after 12 months on site, demonstrates what is possible when a full design and build approach is taken to an Edwardian semi. LCCL Construction delivered a rear house extension with a 7-metre panoramic bifold door opening, a hip-to-gable loft conversion with zinc cladding and slate roof, a complete internal renovation with some of the finest finishes available — Lusso Stone bathrooms, chevron floors, Buster & Punch gold hardware on black doors throughout — plus a new outbuilding, total landscaping and a cinema room.
The result is a home that has been fundamentally reimagined — more space, better light, a specification that matches the finest new build properties, and a distinctive exterior that stands out in the streetscene for all the right reasons.

Combining extension, loft, renovation and landscaping under one contract
A project combining a rear extension, loft conversion, full renovation, outbuilding and landscaping on a semi-detached property presents a complex programme management challenge. Each element of the works affects the others — the loft conversion structure must be coordinated with the extension roof, the drainage strategy must account for both the extended footprint and the landscaped garden, and the interior renovation must be sequenced to follow the structural works without unnecessarily extending the programme.
The hip-to-gable loft conversion required a party wall agreement with the neighbouring property, careful structural design to support the new gable wall, and a zinc cladding specification that required a specialist subcontractor working to exacting installation standards. Zinc cladding on a loft conversion is an architecturally confident choice — its distinctive appearance and exceptional longevity make it a premium option, but it demands precision in both design and installation.
The 7-metre panoramic bifold door opening presented its own structural challenge. An opening of this width requires a substantial steel beam above — engineered to carry the load of the floor and roof structure above while spanning the full width of the opening without intermediate support. The bifold door system itself must be precisely specified and installed to ensure smooth operation, weathertightness and thermal performance across such a large opening.
Water management across the site — covering the extension, loft, outbuilding and landscaped garden — was designed and managed by LCCL Construction's engineering team as part of the overall project, ensuring full building regulations compliance throughout.

Chevron engineered wood floors run through the ground floor — a classic pattern that brings movement and richness to the floor plane. The black internal doors with Buster & Punch gold handle trim are a signature detail that runs through every room in the property — a unifying element that gives the interior a jewellery-like consistency.
Lusso Stone bathrooms — fully tiled floor to ceiling in Italian porcelain and Mandarin Stone — deliver a finish that rivals the finest luxury hotels. On the exterior, the zinc cladding to the hip-to-gable loft conversion and the slate roof together create an elevation that reads as deliberately architectural — zinc weathers to a beautiful grey patina over time, ensuring the property will continue to improve in appearance for years after completion.
