Hadley Wood is one of North London's most exclusive residential addresses — a quiet, tree-lined enclave on the Hertfordshire border where detached houses sit on generous plots and privacy is paramount. When this client approached LCCL Construction, they had a property with good bones but a layout and specification that no longer met the demands of a growing family with high expectations for design, space and finish.
The brief was ambitious: transform the existing detached house into a contemporary, high-specification family home by demolishing the sections that could not be cost-effectively upgraded and rebuilding to a new standard, while retaining and integrating the structural elements worth preserving. The result, completed in 2026 after 12 months on site, is a property that bears little resemblance to what stood before — a modern, open-plan family home with a cinema room, gym in the outbuilding, a spectacular sun lounge terrace with glass balustrades, and a fully landscaped garden with a football pitch.
LCCL Construction delivered every element of this project under a single design and build contract — architecture, structural engineering, building control, project management, demolition, rebuild, interior design and landscaping. Partial demolition, complex structure and high-end specification
A project of this complexity presents challenges that only an experienced design and build company can navigate. The partial demolition required precise structural assessment to identify exactly which elements of the existing building were worth retaining, and careful sequencing to ensure the retained structure remained stable and weathertight throughout the demolition and rebuild phases.
Water management across the site was a significant engineering consideration. The site's drainage characteristics required a bespoke water management strategy — designed and implemented by LCCL Construction's structural engineering team — to handle surface water across the extended footprint, the new sun lounge terrace, and the landscaped garden, in full compliance with building regulations and planning conditions.
The high-end specification — Buster & Punch lighting throughout, shaker kitchen, Lusso Stone bathrooms, slate roof and glass balustrades — required meticulous coordination across trades to ensure every finish was delivered to the standard the client expected.
