Design and construction phase

Design phase: Our design phase covers everything needed before construction begins. This includes a measured building survey of your site, full architectural design, a design and access statement, planning permission application, building regulation submissions, party wall agreements where required, structural engineer calculations and design, interior layout planning, principal designer responsibilities, and feasibility studies to assess what is achievable on your plot.

Construction phase: Once approvals are in place, our construction team takes over with full project management and construction management on site. We handle all logistical supply and coordination, quality control at every stage, liaison with building control for inspections, setting out and surveying, and final handover with all guarantees and documentation. Every trade is managed by our in-house team to ensure consistent quality throughout the build.

Q3: Do I need planning permission for a new build?

Yes. All new build homes require full planning permission from your local authority. LCCL Construction manages the entire planning process, including preparing architectural drawings, design and access statements, and submitting the application on your behalf. Every new build home constructed by LCCL Construction is covered by either an NHBC or LABC warranty of 10 to 12 years. Both NHBC and LABC warranties provide structural defect cover for new build homes, typically for 10 to 12 years. The NHBC Buildmark warranty is the most widely recognised scheme in the UK and covers defects in the structure, drainage and weatherproofing. The LABC warranty offers similar protection and is administered through Local Authority Building Control. LCCL Construction can arrange either warranty depending on the requirements of your project, lender and insurer. Both are accepted by mortgage lenders and provide the same level of buyer protection.

Our in-house architects prepare all drawings, site plans, design and access statements and supporting documents required for a full planning application. We submit the application to your local authority and handle all correspondence, amendments and conditions on your behalf. Q9: Do you build on sites that require demolition of an existing structure?

Yes. Many of our new build projects involve the demolition of an existing property before construction of a new home. We manage the demolition, site clearance, waste removal and all associated planning and building control requirements. If your project involves demolishing an existing building, we will assess the site conditions during the consultation stage and include demolition costs in your project estimate.

Q10: How do you manage quality control on new build projects?

Quality control is built into every stage of our new build process. Our site managers carry out daily inspections and our project managers conduct regular quality reviews at key milestones. All structural work is independently inspected by Local Authority Building Control at each stage before the next phase begins. We also arrange specialist inspections for gas, electrical and drainage work. At completion, we carry out a full snagging inspection and address any items before handover.

Our structural engineers prepare all foundation designs, beam specifications, steelwork calculations, load-bearing wall designs and roof structure details. This work is included as standard in our design and build service, so you do not need to appoint a separate structural engineer.

Q13: What happens if my new build project requires party wall agreements?

If your new build is within 3 or 6 metres of a neighbouring property’s foundations, you will need to serve party wall notices under the Party Wall etc. Act 1996. LCCL Construction manages this process for you. Our appointed party wall surveyors prepare and serve all notices, carry out condition surveys of adjoining properties, and prepare party wall awards where required. This is included in our project management service and we handle all communication with your neighbours’ surveyors.

Q14: Can I choose my own finishes and fittings for my new build?

Yes. One of the main advantages of building a new home with LCCL Construction is that you have complete control over the specification. During the design phase, we work with you to select kitchens, bathrooms, flooring, tiling, lighting, doors, windows, heating systems and all internal and external finishes. We can work to any budget and provide guidance on materials that offer the best balance of quality, durability and value.
