Design and Build Single Storey Rear Extension, Internal Refurbishment and Loft Conversion Construction Company Project Barnet, Hertfordshire.
This beautiful residential project required our full end to end design and build services, taking this beautiful home from a run down three bedroom one bathroom in need of modernisation throughout to a beautiful four double bedroom three bathroom home. The build consisted of construction of a new kitchen extension, loft conversion and finishing internally, externally and landscaping.
The first step was site surveying by our architect which enabled him to create existing vs proposed drawings. Following on from the site measured survey a proposal was sent from the architect to the client. Once minor adjustments were made and the client was totally satisfied with the design the proposal was submitted to the local authority's planning department. Once planning permission has been obtained the next steps in order to be able to commence construction followed, structural drawings, party walls agreements and building control services.
The project involved a total strip out of internals including stripping off the plaster back to the brick in the footprint of the original house. Concurrently to this the build of the rear extension and loft conversion was underway. The foundations were dug out and poured, the block and beam floor constructed and the brickwork completed. The old roof was totally removed and the new loft structure framed out. Then new fitting and installations of plastering, plumbing, electricals, new flooring, new doors and windows, new ceilings and underfloor heating, new kitchens, new bathrooms.
To finish off the Project landscaping has been done to accommodate the new house.

The Single storey rear extension had new flat roof connected to existing property and we installed a large sky lantern to let in natural light. The extensive bi-folding doors stretch the width of the rear opening of the kitchen extension and give the option of indoor/outdoor living in good weather and al-fresco dining. The Glazing and Skylights were supplied by PCW.
Bespoke Bi Fold doors with ultra thin frames, opening in both directions due to the size of the opening, they allow in plentiful light. Extension involved structural steels recessed flush into the ceiling and N7 blocks to allow a structurally sound build and seamless finish as if it was part of the original house.
The ceilings have white warm LED spotlights from Arrow electrical with integrated speakers for entertainment. Giving a smooth, modern fully integrated finish.
The kitchen Island has a marble worktop with under island storage units and a cleverly cantilevered breakfast bar overhanging ledge to allow quick dining at the island.
Entrance hall with frameless balustrade and oak finish handrail. The entrance has been opened up with a view right to the back of the house garden, giving an immediate sense of the scale of the house with the new extension and giving a feeling of open plan living whilst still maintaining the practicalities of having doors which were also required to be FD30 fire rated as per building control regulations due to the loft conversion.
Modern wet shower bathrooms were installed as per the client's specification with supply and installation including full electrical and plumbing services of all the bathrooms in the property. Ambient mirror lighting was also added.
The Large Loft Conversion was finished with sliding doors to the rear of the property to make the most of the view from the top of the house. Accomodating large master bedroom space, new bathroom, a dressing area plenty of wardrobe space and storage area for the Megaflow and Cylinder system for hot water allowing high hot water pressure in the whole of the house at any point no matter how many taps/showers are open.
This design and build project is fully certified and warrantied. The Gas and electric certificates are provided. Building Control certificate is provided and regulated on national standards. The building work is warrantied for 10 years.
After an evaluation was carried out on the property the return on investment is 36% meaning the owners have had their design and build costs covered and made extra for themselves.
