Ealing and Hounslow use standard householder and permitted-development routes with prior approval for larger rear extensions; conservation areas (Bedford Park, Ealing Common, Hanwell) remove some permitted-development rights. Chiswick terraces usually need two party wall awards.
Borough by borough
Ealing decides under its 2013 Development Management DPD and 2004 extensions guidance (3 m single-storey rear depth, first-floor side extensions set back 1 m, hip-to-gable normally refused), with 30 conservation areas and Article 4 directions in Brentham, Bedford Park and the Hanger Hill estates. Hounslow applies its December 2017 Residential Extension Guidelines (3.05 m, 3.65 m and 4.25 m rear depths by house type, dormers 0.3 m below the ridge) with Article 4 directions only in Bedford Park and Gunnersbury Park. Often not — most loft conversions outside conservation areas fall under permitted development (up to 40 cubic metres on a terrace, 50 on a semi or detached house). We confirm it with a Lawful Development Certificate from Ealing before work starts. Inside a conservation area, or for a flat, planning permission is normally needed.
Inner London — typically +10–15% on base prices. As a guide, a single-storey rear extension is £38,500–£86,000 and a side return £38,500–£89,500, design and build inclusive. Your written estimate is fixed once the Schedule of Works is agreed.
A loft conversion typically takes 8–12 weeks on site and a single-storey extension 10–14 weeks, after 6–12 weeks of design, planning or LDC, structural calculations and party wall notices. We give you a programme with your proposal.
