This client contacted us wanting to extend their home and make it suitable for their family. The house is a 1930s mid terrace typical of the style of the East Barnet area. Most lofts and house extensions are within the permitted development as was the case with this project. Our architectural designers worked with the client to produce plans that the client was happy with. To obtain the go ahead for a permitted development from the council takes a short while, the actual application is little bit simpler but it is always good to have a lawful development certificate.
The client's brief for this project was to create an extra double bedroom and en-suite bathroom in the loft. For the extension it was a large open plan kitchen/diner and casual living space. Loft conversions have a speedy delivery, loft conversions do not take a long time to design or build with most being completed within 4 to 6 weeks. House extensions depending on the size on average take 8 to 16 weeks.
The loft conversion and house extension project in East Barnet EN4 involved of building a temporary roof out of scaffolding "called a tin roof" to protect the internal spaces from rain and wind, to allow continues work on site. Taking the rear roof off and supporting the front roof to accommodate the loft conversion.
The house extension included structural alterations,new foundations, new roofs, glazing and a kitchen with all the associated plumbing and electrical work completed by us to accommodate this. The client wanted to keep the existing rear wall, to keep structural costs low and left the exposed brickwork as a feature as can bee seen on images as follows.

We supplied all the materials required to get the build to a plaster finish. Kitchens, flooring, windows and bathrooms are supplied by client, but we included the installations.
