The design and build process takes your project from initial idea to completed construction, all managed by one company. Here is a step-by-step guide to exactly what happens and how long each stage takes.

Step 1: Free Consultation (Week 1) for Design and Build Process

During the consultation, we discuss your project requirements, assess the feasibility of your ideas, advise on the best approach for your property type, explain the planning and building regulations implications, and provide a rough budget estimate. This consultation is completely free and typically takes 30 to 60 minutes. There is no pressure or obligation to proceed.
Step 2: Measured Building Survey and Architectural Design (Weeks 2-6)
Once you decide to proceed, we carry out a measured building survey of your property. This produces accurate floor plans and elevations used as the basis for the architectural design. Our in-house architects then create detailed design drawings showing the proposed loft conversion, extension or renovation. We work closely with you during this stage, refining the design until it meets your requirements. The design drawings include floor plans, elevations, sections and 3D visualisations so you can see exactly what your finished project will look like.
Step 3: Planning Permission and Building Regulations (Weeks 6-14)
With the design approved, we submit the necessary applications. If planning permission is required, we prepare and submit the planning application to your local authority, which typically takes 8 weeks for a decision. If your project falls under permitted development, we can apply for a Certificate of Lawfulness instead. We also prepare and submit building regulations drawings, which include detailed structural, thermal and fire safety specifications. Structural calculations are produced by a qualified structural engineer specifying all steel beams, foundations and load-bearing elements. These stages can run in parallel to save time.
Step 4: Party Wall Agreements and Pre-Construction (Weeks 10-16)
If your project involves a shared wall with a neighbour, we arrange party wall notices and agreements under the Party Wall Act 1996. This process runs alongside the planning and building regulations stages. We also finalise all specifications and finishes during this period, so everything is agreed before construction starts. Your dedicated project manager prepares the construction programme, orders materials, and coordinates the build team. We confirm the start date and provide you with a detailed construction timeline.
Step 5: Construction and Completion (Weeks 16-28)
Construction typically takes 8 to 16 weeks depending on the type and size of project. Your project manager oversees every stage, coordinates all trades, manages building control inspections, and provides regular progress updates. We handle all structural work, roofing, insulation, electrics, plumbing, plastering, decoration and finishing. At completion, we obtain your building regulations completion certificate and hand over all documentation. An optional 10-year LABC warranty is available for additional peace of mind. The total timeline from consultation to completion is typically 6 to 9 months for a loft conversion and 6 to 12 months for a house extension.
