Permitted development rights allow homeowners in England to make certain changes to their property without needing to apply for planning permission from the local council. For loft conversions, permitted development typically covers dormer conversions, hip to gable conversions, and Velux conversions, provided they meet specific criteria.


The Rules for Loft Conversions Under Permitted Development

The additional roof space created must not exceed 40 cubic metres for terraced houses or 50 cubic metres for detached and semi-detached houses. Side-facing windows must be obscured glazed and non-opening if they are within 1.7 metres of the floor.
