Side return extension builders in East Finchley N2 design and build by LCCL Construction

Updated: 14 hours ago
Our client contacted us looking for more space on their recently purchased home in East Finchley N2. They were looking to add a modern kitchen dining area to their traditional London period property. As the property already had an outrigger the best solution was a side return extension. Side return extension builders in East Finchley N2 London.
This project is now completed.

This project construction process below:

Design stages of the side return extension
A member of our team conducted a project brief with the clientsand our architect visited the house nd completed a site measured survey in order to be able to produce existing vs proposed elevations and plans. Once our client was happy with the design we proceeded to submit all the relevant documentation to Barnet council planning department. It didn't take long for the certificate of lawful development to be recieved. Once the designs were deemed lawful we continued working towards the build by producing structural drawings and calculations.
Construction of the side return extension
Once planning matters are resolved with the local council and all the design stages are complete including structural drawings and Party Wall Matters we notified building control of the build and we were able to commence work on site.
First members of the LCCL team started stripping out the house. As it is a total renovation we proceeded with the strip out before the build of the side return extension begins. Here you can see the removal of the existing lean to which needed to go in order to make space for the new side return extension.

Structural modifications are required to existing internal and external walls in order to create an open plan space within the new side return extension. The temporary support structure is carefully added to take the load of the existing structure whilst the walls are expertly removed and the steels are measured and produced.
Removal of the external wall to allow for an open plan layout between the existing rear of the house and the new side return extension so that the client can use the space as a kitchen and dining area.

Can it be done under permitted development?
A single-storey rear extension of 3 m on a terrace or semi (4 m on a detached house), a side-return infill and a side extension up to half the original width are permitted development on a house outside a conservation area or Article 4 street — no planning application, just a Lawful Development Certificate, which we apply for on every one. Fixed-price permitted development extensions start from £42,000 inc. VAT (£35,000 + VAT) at economy specification, design and build inclusive, and the 6 m / 8 m larger home extension goes through a 42-day prior approval notification rather than a full application. See our permitted development projects page for every product with its from-price and the checks we run before we confirm a project qualifies. Not sure whether your project needs a planning application? Check if you need planning permission
