London Quality, Hertfordshire Convenience

Hertfordshire homeowners often face a difficult choice: hire a London-standard design and build company that charges a premium for travelling out of the city, or use a local builder who can't offer in-house architecture, structural engineering, and the quality assurance that comes with LABC Building Excellence Award-winning construction.

LCCL eliminates that choice. Our Finchley N3 office sits right on the London-Hertfordshire border. Borehamwood is 15 minutes away. Potters Bar, 20 minutes. Watford, 25. St Albans, 30. We deliver the same integrated design and build service — architecture, engineering, planning, construction, project management — at the same standard we deliver across North London, without the travel premium a central London firm would charge.

We've been working across southern Hertfordshire for over 20 years. The housing stock here — 1930s semis in Borehamwood, interwar detached homes in Potters Bar, Victorian terraces and period properties in Watford and St Albans — is housing we know intimately. We submit planning applications to Hertsmere, Welwyn Hatfield, Watford Borough Council, and St Albans District Council regularly.

Our Work

A selection of recent projects across London and Hertfordshire.

- HOUSE EXTENSIONS

House Extensions in Hertfordshire

Hertfordshire's residential plots are typically more generous than inner London equivalents, which opens up extension possibilities. Side extensions, double-storey additions, and large wraparound layouts that tight urban sites can't accommodate are often achievable here. Combined with generally more straightforward planning contexts — fewer conservation areas, standard permitted development rights applying across most residential streets — extensions in Hertfordshire can move from design to completion faster than comparable London projects.

That doesn't mean shortcuts. The construction quality, architectural design, and structural engineering are identical to what we deliver on a Hampstead townhouse or an Islington terrace. The LABC Building Excellence Award doesn't distinguish by postcode.

Extension Costs Across Hertfordshire

Rear Extensions — £42,000–£90,000. The most achievable extension type.

Wraparound Extensions — £60,000–£115,000. Side and rear combined for maximum transformation.

Double-Storey Extensions — £85,000–£175,000. Adds living space and bedrooms.

Garage Conversions with Extensions — £55,000–£100,000. Transforms underused garage space.

What Is Included

All prices include: architecture, structural engineering, planning applications, all construction, project management, building control via LABC, and 10-year LABC warranty. All-inclusive quote. Call 020 8037 7332.

- LOFT CONVERSIONS

Loft Conversions in Hertfordshire

The 1930s and postwar housing that dominates much of southern Hertfordshire has excellent loft conversion potential. Hipped roofs on semis and detached homes in Borehamwood, Potters Bar, and Watford are ideal for hip-to-gable conversions that add 30–40% more usable space. The Victorian and Edwardian properties in St Albans and parts of Watford have steeply pitched roofs with generous ridge heights for dormer and mansard conversions.

Green Belt considerations apply to some Potters Bar properties — our architects confirm the position before any design work begins. Within St Albans' conservation areas, loft design must respect the roofscape character, but rear dormers and sensitive conversions are regularly approved.

Loft Conversion Costs in Hertfordshire

Rear Dormers — £40,000–£66,000. The most popular option across all Hertfordshire areas.

Hip-to-Gable — £46,000–£72,000. Ideal for 1930s semis in Borehamwood, Potters Bar, and Watford.

L-Shaped Dormers — £52,000–£75,000. For end-of-terrace properties.

Mansard Conversions — From £60,000. Maximum space for terraced properties.

Bungalow Conversions — From £80,000. Full upper-storey additions.

What Is Included

All prices include: architecture, structural engineering, scaffolding, all construction, staircase, insulation, electrics, en-suite plumbing, building control via LABC, project management, and 10-year LABC warranty. Call 020 8037 7332.

- RENOVATIONS

Renovations in Hertfordshire

Renovation needs in Hertfordshire range from modernising dated interiors in 1960s and 1970s properties to comprehensive refurbishment of period homes in St Albans' conservation areas. The common thread: homeowners who want a complete service rather than coordinating separate trades for plumbing, electrics, plastering, kitchens, and bathrooms.

LCCL delivers full renovations from structural shell to finished interior. Ground-floor reconfiguration with steel beams, high-specification kitchens and bathrooms, rewiring, replumbing, heating upgrades, and restoration of period features where appropriate. One team, one project manager, one contract.

Typical costs: kitchen renovation £24,000–£65,000, bathroom renovation £11,000–£30,000, structural reconfiguration £5,000–£15,000, whole-house refurbishment from £85,000 upward.

- ARCHITECTURE

In-House Architecture for Hertfordshire Properties

Our architects submit applications to four Hertfordshire planning authorities: Hertsmere Borough Council (Borehamwood, Elstree), Welwyn Hatfield Borough Council (Potters Bar), Watford Borough Council, and St Albans City & District Council. Each has different local plan policies, conservation area designations, and design expectations.

St Albans in particular has extensive conservation area coverage and a planning authority known for high design standards. Our architects prepare applications that satisfy the district council's expectations for heritage sensitivity while delivering the functional space our clients need. For Potters Bar's Green Belt properties, we assess the proportionality of proposed alterations before committing to design work.

Every Hertfordshire project includes: measured survey, concept designs, 3D visualisations, construction drawings, planning applications to the correct authority, structural engineering, and building regulations via LABC. All included in your quote — no separate architect fees.

- LOCA PLANNING EXPERTISE

Planning Across Hertfordshire

Hertsmere & Welwyn Hatfield

Hertsmere Borough Council covers Borehamwood, Elstree, Bushey, Radlett, and Shenley with generally straightforward residential extensions within PD limits and some Green Belt restrictions. Welwyn Hatfield Borough Council covers Potters Bar, Brookmans Park, and Cuffley with significant Green Belt coverage. Dormer and hip-to-gable conversions are generally proportionate alterations.

Watford & St Albans

Watford Borough Council is an urban borough with standard PD rights across most residential areas and conservation areas around Nascot Wood and Cassiobury. St Albans City & District Council has extensive conservation areas covering the city centre, Marshalswick, parts of Fleetville, and surrounding villages with strict design expectations. Pre-application advice recommended for conservation area projects.

Typical Planning Timescales

Householder applications across all authorities target 8-week decisions. We manage the complete process from application to approval.

Green Belt

Large areas of Hertfordshire are designated Green Belt. Extensions to existing residential properties are generally achievable if proportionate to the original dwelling. Our architects assess Green Belt implications for every relevant property and design within policy limits.

Typical Planning Timescales

Householder applications across all Hertfordshire authorities typically take 6 to 8 weeks — faster than most London boroughs. LDCs: approximately 8 weeks. Building control: inspections throughout construction, final sign-off at completion.

Building Control

All LCCL projects are managed through LABC building control. Inspections at each key stage ensure compliance with Building Regulations. At completion, you receive a building control completion certificate and optional 10-year LABC warranty.
